The brief
Biswaranjan Bastia asked for a modern, minimal office for a property development business at Phulnakhara — light, functional and professional, on a compact floor plate.
Our appointment was for design only. The drawings had to be complete and unambiguous enough to be built by a contractor we would not be supervising.
The constraint
A design-only commission removes the safety net. On an executed project, a detail that is unclear on paper gets resolved on site by the person who drew it. Here, anything left to interpretation would be interpreted by someone else — so the drawing set has to carry the intent on its own.
The second constraint was the client's own business. A developer's office is a sales environment as much as a workplace: visitors form an opinion about the quality of what the company builds from the room they are sitting in.
What we did
We kept the layout minimal and the palette soft — pastel tones with curved forms that take the hardness off a small, orthogonal room. Curves were used where they change how the space is used, at corners and circulation, rather than applied as decoration.
The drawing set was detailed with an external contractor in mind: dimensions and finishes specified to the point where the number of decisions left on site is small, and the ones that remain are low-risk.
The result
A compact workspace designed to feel light, functional and professional — and a drawing set the client can hand to a contractor and hold them to.
