Construction and project management for buildings we design

Building is where a design is either delivered or quietly diluted. We take responsibility for the programme, the quality of work and the money, and we report on all three.

The problem construction usually has

Most projects that go wrong do not go wrong because of bad design or bad masonry. They go wrong in the gaps — between the architect and the contractor, between what was specified and what was available, between what was promised and what was recorded. Nobody owns the gap, so the client ends up owning it.

What single accountability changes

When the same firm holds the design intent and the build, a change on site is a decision rather than a dispute. Substitutions are assessed against the design rather than against convenience. Sequencing is planned around long-lead items instead of discovered when a trade arrives and cannot start. And the person explaining the delay is the person responsible for it.

Quality is checked, not asserted

Quality on a site is the sum of small verifications: line and level before plastering, cover and spacing before a pour, slopes and ponding before waterproofing is covered up, service routes photographed before they disappear behind finishes. Checks done at the right moment cost minutes; the same defects found after handover cost weeks. We work to a checklist at each stage and record it.

Project management consultancy

If you already have a contractor, or the work sits inside a managed building with its own rules, we can act as project managers instead — running the programme, coordinating trades, checking quality against the drawings and controlling variations, without executing the work ourselves. The Bebo Technologies office at DLF Cybercity was delivered this way, against a fixed move-in date.

  1. Estimate and BOQQuantities taken off the drawings, so the number is traceable to something rather than quoted per square foot.
  2. ProgrammeThe schedule is built backwards from the date you need the building, and long-lead items are ordered first.
  3. MobilisationSite set-up, contractor and vendor appointments, material approvals.
  4. Execution with staged checksWork proceeds against a checklist at each stage, recorded before it is covered up.
  5. Progress reportingRegular reporting on programme, spend and quality against plan.
  6. Snagging and handoverDefects listed, closed and verified before you take the keys.
