Almost every constraint on a building arrives with the land. How much you may build, how far back, how many floors, where the entrance can go, how much sun the west wall takes in May. This one-page checklist is what to establish before you pay.
What is on it
- The land itself — the seven documents to put in front of a property lawyer
- What the rules will let you build — coverage, floor area ratio, setbacks, height, parking
- What the site will cost you — access, level, water, neighbours, services
- Orientation — the decision nobody prices and everybody feels
