A flat fee or an hourly rate? Will there be additional charges for revisions or changes to the design?
Our rates are uniquely designed for all projects considering client/site requirements. All our rates are optimised ones as per market standards and can be checked in the market.
For architecture and interior design service we charge variable rate as per the plot size and in few cases we charge in lumpsum or percentage rate. For construction consultancy service we charge depending on working hours/site visit. For construction execution we charge variable rate as per the plot size.
Minor design changes will not be charged, but we will discourage the same as a minute change in floor plan may lead to change in all the plans like structure layout plan, element schedules etc. Any major change in the drawing causing a fully revised drawing is chargeable.
What will my project cost, and how do you charge?
We quote per project rather than from a rate card, because two houses of the same area can differ substantially in cost depending on the plot, the number of floors, the structure and the finishes. For construction we prepare a bill of quantities from the drawings, so the price is traceable to measured quantities rather than to a per-square-foot guess. Design fees are agreed before work starts and set out in writing, including what is covered and how revisions are handled. Send us your plot details and what you have in mind, and we will come back with a realistic figure rather than an optimistic one.
How long does it take to design and build a house in Bhubaneswar?
It depends on the size of the house and on how quickly decisions get made, but the shape of the programme is fairly consistent: design and drawings, then plan approval, then construction, then interiors and handover. Approval time is the part least within anyone's control, which is why we prepare drawings to the authority's format from the start rather than redrawing them at submission. The single biggest avoidable delay is deciding interiors after the structure is finished — that is why NavoGruha settles the interior drawings before construction begins. We give you a programme with dates at the estimate stage and report against it as work proceeds.
We need an office or café open by a fixed date. Can you work to it?
That is the normal condition for commercial work, and it changes how the project is run rather than whether it can be done. We build the programme backwards from your opening date, identify the long-lead items and order them first, and sequence trades so the critical path is never waiting on a decision. In a managed building we establish the landlord's rules on working hours, lift access and material movement before committing to the schedule. Do you handle building plan approval, or do I have to?
We handle it. Which authority applies depends on where your plot falls and which zone it is in — in Bhubaneswar that is the Bhubaneswar Development Authority or the municipal body, in Cuttack the Cuttack Development Authority, and in Puri the Puri Konark Development Authority. We establish that before design, prepare the drawings to the required format, make the submission and deal with queries through to sanction. Statutory charges are payable by the owner at application; we confirm the current schedule at the time you apply rather than quoting a figure that may have changed.
Do you design according to Vastu?
Yes, where a client wants it. A good deal of traditional Vastu guidance — orientation, where to put openings, keeping the heavier built mass on the hotter faces, keeping the north-east open — overlaps with sound climatic design for this region, so it usually costs nothing to follow. Where a Vastu requirement and a practical one genuinely conflict, we will tell you plainly what the trade-off is and let you decide. If you work with a particular consultant, we are happy to coordinate with them from the concept stage rather than adjusting a finished design.

I have just taken possession of a bare-shell flat. Where do I start?
Start with a survey of the flat as built, not with finishes. Builder brochure plans and the flat you actually own often differ by enough to matter once joinery is being made to the millimetre. After that the order is: how you will use each space, the layout that follows from it, storage, then electrical and plumbing changes, then finishes. Getting the services right before anything is closed up is what keeps costs down. Choosing tiles first is the most common and most expensive way to start.

Our design process is a cumulation of multiple small steps which covers all the aspects required to come up with a flawless and client-centric design. Will I be involved in the design process, and if so, to what extent?
Design is all about perspective and imagination. It is the client and their perspective without which the design cannot be developed. We as designers try to figure out the best possible solution to the client’s requirement keeping their future prospective in account. Requirements of the project, ideas and imaginations, vision for the project and timely approvals for our suggestions and presentations will be required. So, we will be requiring the presence of the key stakeholder (in this case you) who is going to provide us all the proper details and their idea regarding the project.
Do you also recommend materials and building techniques for my plot?
As we are already working as construction consultants in a few projects, we will provide those services if required. All other the technical details regarding both material and construction will be provided along with our architectural drawings for smooth and swift development of the project.
Can you design only, and let my own contractor build it?
Yes, and we do that regularly. A design-only commission gives you a complete drawing set — dimensioned plans, sections, details, and schedules for finishes, doors, windows and fittings — detailed enough for a contractor we are not supervising to build from without guessing. The Mahalaxmi Promoters office at Phulnakhara was delivered this way. We can also visit site periodically to check that what is being built matches what was drawn, which most clients find worth the small additional cost.
What happens after handover?
Before you take the keys we run a snag list, close the items on it and verify them with you rather than asking you to take it on trust. After handover, work we have executed carries a defect liability period during which we return and fix defects in our workmanship. We also hand over what you will need later: the as-built drawings, the finish and fitting schedules, and warranty documents for equipment. Keep those — the next person who works on the building will need to know where the service runs are.
How do we start, and what should I send you?
Send us three things if you have them: the plot or flat details including area and location, any documents you hold such as a sale deed, approved plan or builder drawings, and a short note on what you want. That is enough for a first conversation that is about your project rather than generalities. We will come back with what is possible on your plot, a realistic programme and a fee proposal. There is no charge for that first discussion, and no obligation after it.
Which areas do you work in?
We are based in Bhubaneswar and work across the city — Patia, Chandrasekharpur, Khandagiri, Nayapalli, Gothapatna and elsewhere — as well as in Cuttack, Puri and across Odisha. We have completed an eco resort at Nagajhara in Nayagarh district and an industrial project outside the state, so distance is not in itself a problem; what matters is whether the project can be properly supervised. For work outside the city we agree the site-visit schedule up front so nobody is surprised by it later.
