Three different things attacking the same building
Buildings near the Odisha coast face three separate problems that are often treated as one. Humidity, which is present most of the year and works on timber, adhesives and anything that traps moisture. The monsoon, which is an intense, time-limited test of every junction, slope and seal. And salt in the air, which corrodes metal and attacks reinforcement through concrete that is not dense enough or deep enough over the steel.
Each has a different answer. A specification that only addresses one of them will still fail.
Concrete and reinforcement
Near the sea, the cover over reinforcement and the density of the concrete are not details — they are the building's lifespan. Chlorides migrate through porous concrete and corrode the steel, and corroded steel expands and cracks the concrete that was protecting it. By the time you see a rust stain, the process is well advanced.
The countermeasures are ordinary and must actually be done: adequate cover verified before the pour, a dense well-compacted mix, proper curing, and the appropriate specification for an aggressive exposure condition rather than a general one. This is exactly the kind of thing that is invisible after construction, which is why we check and record it before concrete is placed.
Metal, and why the cheap fixing is expensive
Ordinary mild-steel fixings, hinges, tracks and fasteners will corrode near the coast, and they usually take the component around them with them. A seized hinge on a bespoke shutter is not a hinge problem; it is a joinery problem. Specify corrosion-resistant hardware for anything external or in a humid position, and protect steel that is exposed.
The price difference on a fixing is trivial against the cost of replacing what it holds.
Finishes, timber and the monsoon test
Timber moves in humidity, so either use it where it can move, or use engineered products that do so less, and seal end grain properly. Adhesives and laminates fail where moisture reaches them, which is usually an edge that was never sealed.
The monsoon tests slopes, outlets and seals. Terraces need a fall that actually drains and outlets sized for real rainfall, not nominal. Waterproofing should be ponded and checked before it is covered up — it is the single cheapest test in construction and the one most often skipped, and a leak found afterwards costs the finishes below it as well.
The short version
Near the coast, specify for the exposure rather than for the catalogue, check cover before the pour, use corrosion-resistant fixings, seal every edge, and pond-test the waterproofing before anything goes over it. None of it is exotic. All of it is the difference between a building that looks tired in three years and one that does not.
