Start with what is permitted, not with what is wanted

Land near the coast is subject to coastal regulation as well as the ordinary building rules, and the applicable zone depends on exactly where your plot sits relative to the shoreline. What may be built, how far back, and at what height are answered by that position. Nothing about a design in Puri is worth drawing before the regulatory position for the specific plot is established — we treat that as the first deliverable, not as a formality later.

Salt air is a specification problem

Near the sea, ordinary choices fail early. Mild-steel fixings corrode, standard hardware seizes, untreated timber moves, and reinforcement needs proper cover and dense concrete rather than nominal compliance. External finishes have to be chosen for how they look after two monsoons. The extra cost at construction is small; the cost of learning this afterwards is a building that looks tired in three years.

Guest houses and hospitality

Most commercial building in Puri serves visitors. That means interiors designed for daily turnover — durable surfaces where luggage hits them, finishes that survive repeated cleaning, and public areas that can flex between uses rather than sitting idle. Being straight about it

We have not yet completed a project in Puri.
