Plot-built houses, and what decides them

On an individual plot the design is set long before taste enters: permissible ground coverage and floor area ratio, setbacks on each side, the road width your access comes off, and where the plot faces. Get those on the table first and the design conversation becomes concrete — this many floors, this footprint, the stair here because it cannot go there.

Deep plots and the daylight problem

Plots in this part of the city are often deeper than they are wide. That produces a plan with a bright front, a bright back and a dark middle — usually exactly where the stair, the dining space or a bedroom has landed. The fixes are architectural and cheap if designed in: a light well, a stair placed where it can borrow light from above, or a section that steps to let light down. Retrofitted, they are neither.

Compact homes done properly

Much of our residential interior work is on compact homes, where the difference between cramped and cosy is decided at planning stage. Our Gothapatna project nearby was exactly this: a small floor plate for a nuclear family, planned around how the household actually moves on a weekday morning, with storage built in full height rather than bought afterwards.

Approvals

Plan approval is through the Bhubaneswar Development Authority or the municipal body depending on plot and zone. Where a plot sits near a protected or regulated area, additional conditions can apply — we check the position for your specific plot before committing to a design.
